Initial Strategic Consultation

A focused advisory session for prospective clients who want experienced direction before committing to a larger planning effort. This consultation is intended to clarify goals, discuss general feasibility, review high-level site and design considerations, and identify practical next steps.

Pre-Construction Planning Package

$5,500

A more comprehensive advisory engagement for clients prepared to move beyond initial concepts and begin shaping a serious, buildable plan. This phase may include project definition, site-use strategy, preliminary design coordination, engineering considerations, budget guidance, and a clearer roadmap for the next stage of development.

  • Clients ready to refine the scope of a private shelter or retreat project.
  • Owners who need a more structured framework before engaging engineers, vendors, or contractors.
  • Projects where early planning can prevent costly changes, delays, and misalignment later.

Owner’s Representative / Full Project Advisory

Custom Engagement

For clients who require ongoing professional involvement, BBC offers extended advisory services throughout planning, coordination, procurement, and construction. These engagements are typically structured as either 15% of total construction cost or a premium retainer starting at $7,500 per month, depending on project requirements and the level of support requested.

This level of engagement may include:

  • Vendor sourcing and coordination.
  • Ongoing design and engineering coordination.
  • Procurement oversight for materials, systems, and specialized equipment.
  • Build-phase advisory focused on schedule, quality, and owner objectives.
  • Coordination support across consultants, subcontractors, and key decision points.

Best for:

  • Complex or high-value projects, requiring close oversight.
  • Clients who prefer an experienced advisor,  involved throughout the process.
  • Owners seeking a single point of coordination to reduce friction and protect project intent.

How Fees Are Determined

Each project is different. Final fees depend on factors such as project size, intended use, location, site conditions, design complexity, consultant coordination requirements, and the degree of involvement requested by the client.

For that reason, larger engagements are typically confirmed through a written proposal after an initial discussion. This allows scope, priorities, and expected deliverables to be aligned before work begins.

Important Notes

  • BBC provides consulting, advisory, and coordination services for underground shelter development and construction management.
  • Engineering, architecture, permitting, specialty systems, freight, subcontractor work, and direct construction costs are generally separate unless specifically included in a written agreement.
  • Clients seeking a more discreet or hands-on engagement may request a tailored advisory arrangement based on project sensitivity, scale, and location.

Our tiered structure ensures you can engage at the level appropriate for your project stage and budget while receiving professional guidance that protects your investment and helps you achieve your underground shelter goals.

How Payment Works

We keep our payment process straightforward and transparent.

  • All projects are governed by a written consulting agreement that clearly outlines scope, deliverables, and fees.
  • Invoices are sent electronically and payable in U.S. dollars.
  • We prefer ACH/bank transfer or wire transfer, especially for Tier 2 and Tier 3 services, to keep more of your budget focused on your bunker—not on processing fees.
  • Major credit and debit cards are available for convenience, primarily for Tier 1 Initial Consultations. For larger invoices, any applicable card processing cost will be itemized so you can choose between paying by card or switching to ACH/bank transfer instead.
